Investment Risk Disclosure

Important information about the risks of real estate investments offered on EstateFull, including illiquidity and loss of capital.

Last updated: October 11, 2026

Real estate investments offered or displayed on EstateFull involve significant risk. This disclosure summarises important risks. It is not exhaustive. Please read it, together with the documents for each specific opportunity, before investing, and consider seeking independent financial, legal and tax advice.

Returns are not guaranteed

Target or projected distributions shown on the Platform are estimates based on business plans and assumptions about rents, occupancy, costs, financing and exit values. Actual results may be materially lower. Distributions may be reduced, delayed or suspended. Past performance of any sponsor or property is not a reliable indicator of future results.

You can lose money

Property values can fall. Where a property uses debt, a decline in value can disproportionately reduce or eliminate equity. You may lose some or all of the capital you invest. Only invest money you can afford to lose.

Investments are illiquid

Shares in property investments are generally not traded on any exchange. You should expect to remain invested for the full planned hold period, which may be several years and may be extended. There may be no way to sell your shares early.

Specific risks

  • Market risk: changes in the economy, interest rates, employment and demand affect rents and values.
  • Tenant and leasing risk: vacancies, rent arrears, lease expiries and tenant defaults reduce income.
  • Development and renovation risk: projects can face cost overruns, delays, permitting issues and contractor failure.
  • Financing risk: higher interest rates or the inability to refinance can reduce returns or force a sale at a bad time.
  • Operator and sponsor risk: results depend on the skill and integrity of the sponsor and property managers.
  • Regulatory risk: changes to rent regulation, zoning, short-term rental rules, energy standards or taxation can affect income and value.
  • Currency risk: for properties outside your home country, exchange-rate movements can increase or reduce returns. Figures converted to USD are approximate.
  • Concentration risk: investing heavily in a single property, city or sector increases the impact of any one problem.
  • Installment risk: if you choose an installment plan, missed payments may incur late fees as described in the listing.
